What is the maintenance tracker?
Tracking and resolving maintenance tasks is a critical component of managing rental properties. Landlords and property managers can use Zillow Rental Manager to log past and current maintenance tasks, track their progress by logging notes and photos, and resolve them by marking them as complete and logging any expenses.
How does the maintenance tracker work?
- Select which property you’d like to log a maintenance task for on your Properties page. Once you get to that property’s dashboard, you’ll see a Maintenance tab.
- Under the Maintenance tab you can create a new task by clicking the blue Create new task button. If you’ve already created tasks, the button will appear on the top right and you will also see a list of all tasks for that property along with their current status.
- When you create a new task you must also provide a task name (e.g. Water heater repair) and can optionally assign the task to a category and add notes. After creating the task all of these can be edited. Once you have provided the details, click the Create button.
- You will then be taken to the task detail page. Here you can update the status of the task form Not Started to In Progress, Complete or Won’t Complete. You can upload photos of things like the needed repairs, the completed repair and any receipts. You also have the ability to log notes to keep a dated record of your progress.
Can I delete or edit the title of tasks?
If you need to edit the task name or delete the task, you can do so by clicking the “...” at the top of the task detail page. This will open a menu to Edit task name and Delete task. Once a task is deleted it cannot be recovered.
How do I update my tasks?
If you need to edit a task by adding photos you can do so through the task detail page. In the task detail page you can click select from computer and follow the prompts to add your photos.
If you need to add notes you can do so through the Activity section of your Task Details Page. Just add your notes and click Save to update!
If you need to update the status of your task, click update status and select the status from the dropdown list to automatically update the task status.
Can my tenant request a maintenance task through the maintenance tracker?
No, at this time, the maintenance tracker is for record-keeping purposes only and is only accessible to landlords and property managers.
